Barn Owl Holiday Cottage website by anr.design, North Yorkshire

The brief

A cottage that deserves better than a listing page

Ken and Annie have lived in Brandsby for nearly 50 years. They restored a derelict stone barn into a beautiful holiday cottage — and the reviews prove it. 4.9 stars across the board. Guests consistently describe it as one of the best places they’ve ever stayed.

But their online presence was limited to a listing on holidaycottages.co.uk. No dedicated website, no direct brand presence, and no way to tell the Barn Owl story properly. The listing gave facts. It didn’t give feeling.

They needed a website that did what a listing can’t: show the warmth, the care, and the personal touch that makes Barn Owl Cottage different from every other Yorkshire holiday let.

Requirements

Stand-alone website with their own brand identity

StoryBrand messaging that positions the guest as the hero

9 pages covering cottage, area, reviews, gallery, blog, and contact

    Integration with holidaycottages.co.uk for bookings

    Dog-friendly messaging woven throughout

Mobile-first — most guests browse on phones

Warm, premium feel that matches the cottage itself

The challenge

Competing with platforms, not against them

Listing fatigue

Holiday cottage listings all look the same. Same layout, same bullet points, same stock phrases. Ken and Annie’s cottage is exceptional — but on a listing site it looks like every other property.

Trust without meeting

Guests need to feel confident before they book. They need to sense the care, the cleanliness, and the personal touch — all from a screen.

Guiding not selling

Holiday cottages don’t need hard sells. They need to show someone what their break could feel like. The messaging had to paint a picture, not push a product.

What we built

A website that feels like arriving at the cottage

01

StoryBrand messaging

The guest is the hero, not the cottage. We opened with the problem (“You’ve been here before”) and positioned Barn Owl as the guide who solves it.

02

Emotion-led design

Libre Baskerville headings with Source Sans body. Warm cream tones and green accents. The design feels premium and calm — matching the cottage experience.

03

The “Stakes” section

A dedicated section describing the typical bad holiday experience — dirty kitchens, tired beds, voicemail owners. Makes readers nod along, then shows how Barn Owl is different.

04

9-page architecture

Home, The Cottage, Your Stay, Explore the Area, Gallery, Reviews, Blog, and Contact. Each page has a clear purpose and drives towards the booking CTA.

05

Review integration

Real guest reviews in a masonry layout on the homepage and a dedicated reviews page. Social proof is the strongest conversion tool for hospitality.

06

Area guide

A full “Explore the Area” section with distances, descriptions, and Annie’s personal walking recommendations — positioning the hosts as local experts.

The results

From listing to brand

Barn Owl Cottage now has a dedicated online presence that tells their story properly. Guests can explore the cottage, read real reviews, discover the local area, and book — all without the noise of a third-party platform.

The StoryBrand messaging creates an emotional connection before a guest even arrives. The “You’ve been here before” section consistently resonates with visitors who’ve had disappointing holiday experiences.

Ken and Annie now have a professional brand asset they’re proud to share — and a site that works as hard as they do to make every stay special.

“Neil understood exactly what we wanted. The website captures the feeling of staying at Barn Owl — the warmth, the care, the attention to detail. Guests tell us they could feel it before they even arrived.”
